The Pradhan Mantri Awas Yojana (PMAY) is a flagship scheme of the Government of India, launched with the vision of providing “Housing for All” to poor and economically weaker families living in both rural and urban areas. The scheme was inaugurated on 25 June 2015 by Hon’ble Prime Minister Narendra Modi. Its main objective is to provide all-weather pucca houses to people belonging to the Economically Weaker Section (EWS), Low Income Group (LIG), and Middle Income Group (MIG).

This initiative aims to fulfill the dream of owning a home, especially for those who cannot afford one, and marks a significant step toward the government’s vision of “Housing for All.” Under this scheme, the central government has identified 305 towns and cities across 9 states where houses will be constructed.

Key Components of PMAY

The main goal of Pradhan Mantri Gramin Awas Yojana is to address the housing needs of poor families in rural areas. Families living in kutcha houses are prioritized under this scheme, and they are provided with pucca houses along with basic facilities such as electricity, sanitation, and drinking water.

  • Target: 2.95 crore houses by 2024 (so far, 1.90 crore houses have been completed across India).
  • Minimum size of houses: 25 square meters.
  • Time for construction: approx. 114 days per house.
  • Financial Assistance:
  • ₹1.20 lakh for houses in plain areas.
  • ₹1.30 lakh for hilly states, difficult areas, Jammu & Kashmir, Ladakh, and North-East states.

Under PMAY Urban, the government provides financial support to states/UTs for meeting the housing requirements of slum dwellers and families in EWS, LIG, and MIG categories. About 4,331 towns and cities have been selected under this mission.

The scheme was implemented in three phases:

  • Phase I: April 2015 – March 2017 (100 cities).
  • Phase II: April 2017 – March 2019 (200 additional cities).
  • Phase III: April 2019 – March 2022 (remaining cities).

Although the original deadline was March 31, 2022, it has now been extended to December 31, 2024 without any changes in funding or implementation patterns.

Implementation Strategy of PMAY-U

PMAY-U provides assistance in urban areas through four verticals:

  1. Beneficiary-Led Construction (BLC): Central assistance of ₹1.5 lakh to EWS households for new construction or enhancement.
  2. Affordable Housing in Partnership (AHP): Central assistance of ₹1.5 lakh per EWS house in projects where at least 35% of houses are for EWS and each project has at least 250 houses.
  3. In-Situ Slum Redevelopment (ISSR): Using land as a resource with private developers, ₹1 lakh per house assistance for eligible slum dwellers.
  4. Credit Linked Subsidy Scheme (CLSS): Interest subsidy on home loans:
  • 6.5% on loans up to ₹6 lakh for EWS/LIG.
  • 4% on loans up to ₹9 lakh for MIG-I.
  • 3% on loans up to ₹12 lakh for MIG-II.

(CLSS for MIG category was available from Jan 1, 2017 to March 31, 2021.)

Progress of PMAY-U

  • Approved houses: 118.64 lakh
  • Grounded (construction started): 114.3 lakh
  • Completed: 88.02 lakh houses
  • 90% of houses are registered in the name of women.

The scheme has now been extended till December 31, 2024 under the name PMAY-U 2.0, with monitoring through geo-tagging.

What is PMAY-U 2.0?

Considering the rising housing demand in urban areas, PMAY-U 2.0 was announced by the Hon’ble Prime Minister on the 77th Independence Day and later in the Union Budget 2024.

  • Target: 1 crore urban families (poor and middle-class) in the next 5 years (2024–2029).
  • Duration: September 1, 2024 – 2028-29.
  • Total Investment: ₹10 lakh crore.
  • Government Subsidy: ₹2.30 lakh crore.
  • Focus groups: Slum dwellers, SC/ST, minorities, widows, disabled persons, sanitation workers, street vendors, artisans, and Anganwadi workers.

Key Features of PMAY-U 2.0

  1. Provides financial assistance for construction, purchase, or rental of affordable houses in urban areas.
  2. Covers 1 crore houses in 5 years.
  3. Special priority to underprivileged communities and vulnerable groups.
  4. Four Components:
  • Beneficiary-Led Construction (BLC)
  • Affordable Housing in Partnership (AHP)
  • Affordable Rental Housing (ARH)
  • Interest Subsidy Scheme (ISS)

Eligibility Criteria

  • Income Categories:
  • EWS: Annual income up to ₹3 lakh.
  • LIG: Annual income ₹3–6 lakh.
  • MIG-I: Annual income ₹6–9 lakh.
  • MIG-II: Annual income ₹9–12 lakh.
  • Other Conditions:
  • Applicant must not own a pucca house anywhere in India.
  • Family = Husband, wife, unmarried sons and daughters.
  • Age: 21–65 years.
  • Applicant or family should not have availed benefits from any other government housing scheme.
  • Must have valid Aadhaar card/Virtual ID.

Interest Subsidy Scheme (ISS)

Under ISS, subsidies are provided on home loan interest. Example:

  • If the house cost is up to ₹35 lakh and the loan is up to ₹25 lakh, then beneficiaries get 4% interest subsidy on the first ₹8 lakh of loan for 12 years.
  • Additionally, a subsidy of ₹1.80 lakh is given in installments over 5 years.

How to Apply for PMAY-U 2.0

Online Process:

  1. Visit the official website: https://pmay-urban.gov.in
  • Read all guidelines carefully.
  • Click on “Apply for PMAY-U 2.0”.

Offline Process:

  1. Visit the nearest CSC (Common Service Centre).
  2. Collect the application form for PMAY-U 2.0.
  3. Fill in details (name, address, income, bank account, etc.).
  4. Attach required documents.
  5. Submit the form at CSC.

What is Pradhan Mantri Awas Yojana Gramin List 2025?

The PMAY-G List 2025 is the official list of beneficiaries who are selected to receive housing assistance under the scheme.

  • The list is prepared based on the Socio-Economic and Caste Census (SECC) 2011 data, verified by Gram Sabha and state governments.
  • It ensures transparency by allowing people to check their names online without middlemen.
  • Families included in this list are eligible to receive financial help up to ₹1.20 lakh to ₹1.30 lakh (depending on region) to construct or improve their houses.

Process to View PM Awas Gramin List 2025 Online

Follow these steps to check your name in the beneficiary list:

  • On the homepage, click on “Stakeholders” → “IAY/PMAYG Beneficiary”.
  • If you have your PMAY-G registration number, enter it in the box and click “Submit.”
  • Your details will appear on the screen.

If you don’t have your registration number:

  • Select Advanced Search option.
  • Enter details such as:
    • State
    • District
    • Block
    • Panchayat
    • Name, BPL number, or other details.
  • Click on Search to see if your name is included in the list.

You can also check the state-wise lists on the PMAY-G website by selecting your state and district.

Check Installment Details of PMAY-G

After your name appears in the beneficiary list, you can track your installment/payment status:

  1. Visit the PMAY-G portal.
  2. Click on “Stakeholders → FTO Tracking”.
  3. Enter your details such as PFMS ID or account number.
  4. The system will display how many installments have been released and the current status.
